Email template to request a home showing from a real estate agent
You saw a home online and want to walk through it. The person to write to is the listing agent, the agent hired by the seller to sell the house, whose name and email are on the listing. If you already have a buyer's agent (an agent who works for you), that person normally sets up showings, and you would send this to them instead. A short email works better than a call because listing agents juggle many properties and respond in gaps between appointments. It also lets you say up front the two things that get a fast yes: that you are pre-approved for a mortgage (a lender has reviewed your finances and stated how much it would lend you) and when you can come.
Before you send
- The property address and the listing number or link, so there is no confusion about which home.
- Two or three windows when you can visit. Sellers often need a day's notice to leave the house, so offer times at least a day out.
- Your financing: a pre-approval letter from a lender, or a note that you are paying cash. If you do not have a pre-approval yet, say you are working on it; many agents will still show you the home.
- Whether you have a buyer's agent. If you tour with your own agent, expect to sign a written buyer agreement with them before the first showing; that has been standard practice since 2024.
- Any specific questions, like whether the home is under contract already or when offers are being reviewed.

[One sentence on how you are paying: pre-approved with a named lender for an amount that covers the asking price and able to send the letter, a cash buyer, or still getting pre-approved.] [One sentence on representation: that you are not working with a buyer's agent, or the name and brokerage of the agent you have copied here.] Two quick questions if you have a moment: is the home still available, and is there a date by which the seller is reviewing offers? Everything in brackets is yours to fill in. Keep the rest as it is or change the tone to match how you write.
After you send
- A responsive agent confirms a time within a few hours and may send a lockbox or gate code, or meet you there. Reply to confirm and arrive on time; showings are booked in tight windows.
- If the agent asks you to sign a buyer agreement with them before they will show you their own listing, that is them offering to represent you as well as the seller. You do not have to accept it for a showing. Ask politely whether you can view the home as an unrepresented buyer.
- No reply within a business day is common with busy agents. Send one follow-up, then call the brokerage's main line and ask for the showing desk.
- If the home is already under contract, ask to be told if it falls through, and move on. Do not wait on it.
