How to email your leasing office about ending your lease early

A new job, a breakup, a family situation, or a home purchase means you need to move before your lease is up. A lease is a contract for the full term, so leaving early usually costs something, but rarely the entire remaining rent. Many leases include an early termination clause, often called a buyout: you give notice (commonly 30 to 60 days) and pay a set amount (commonly one or two months' rent), and you are released. Where there is no buyout clause, most states still require the landlord to make a reasonable effort to re-rent the unit and charge you only for the months it sits empty. Asking by email gets the actual numbers and dates in writing before you commit to anything, and it is the record you will need at move-out.

Before you send

  • Your lease. Find the section on early termination, buyout, notice, subletting, and assignment (transferring the lease to someone else). Note the page and what it says.
  • The date you need to be out, and whether it is fixed or flexible by a few weeks.
  • Whether your situation falls under a legal protection. Active-duty servicemembers can end a lease under federal law with qualifying orders, and many states let survivors of domestic violence terminate early with documentation.
  • Whether you know someone who might take over the lease or sublet. A ready replacement is your best bargaining chip.
  • Your security deposit amount, so you can ask how it will be handled.

After you send

  • A clear reply quotes the buyout terms from your lease and the notice date you need to hit. Confirm the total in dollars and the date you must give notice by, then send your formal notice as a separate email that references this one.
  • A bad answer is "you owe every month until the lease ends" with no mention of re-renting. In most states that is not how it works. Reply once and ask what steps they take to re-rent and when they would stop charging you.
  • If the buyout is steep, offer an alternative: you find a qualified replacement tenant, or you move out at a month end and leave the unit ready to show. Buildings with a waiting list will often take it.
  • Keep every promise in writing. A verbal "we'll waive the fee if you're out by the 15th" evaporates when a new manager reads the file.
